Conditions for New York City’s northern suburbs are well balanced for buyers & sellers. Westchester County’s median sale price is up 4% for the year and just 7% below the 2007 peak of $685,000. The luxury market ($2M+) was especially strong: homes sold increased by 16% compared to 2013. Putnam had solid performance in Q4, while Dutchess is holding steady.

The outlook for 2015 is promising and we predict an active spring market with many buyers and sellers ready to pull the trigger.
